A truly unique opportunity to purchase an individual development opportunity in one of the most picturesque and sought-after locations in the area, with plans for the conversion and extension of the existing stables to create a striking contemporary three-bedroom single-storey dwelling.

Perfectly positioned adjacent to Roscoe Lowe Farm and surrounded by the rolling Rivington countryside, the site offers an exceptional opportunity for a developer, self-builder or someone looking to create a bespoke forever home in a fabulous semi-rural setting.

The proposed dwelling has been designed to provide approximately 126.9 sq m / 1,366 sq ft of accommodation, all arranged across one level.

The contemporary design features a low-profile flat roof, rendered elevations, modern glazing, timber detailing and a clean architectural finish which should sit beautifully within the surrounding countryside.

Internally, the proposed accommodation has been thoughtfully planned around modern day living. The layout includes a large open-plan kitchen, dining and living area creating an excellent social and entertaining space, together with a separate utility room. There are three well-proportioned bedrooms, with en-suite facilities incorporated into the design, alongside additional WC accommodation.

The proposed specification also includes underfloor heating within the ground floor construction, high-performance glazing and substantial insulation, providing the basis for a comfortable and energy-efficient modern home. K1018-04 BR A1 Proposed Structu…
Externally, the site benefits from existing access and hardstanding with space for off-road parking, while established stone walls and grassed amenity areas help retain the character of the setting. The proposed site layout has been designed to work with the existing surroundings and provide a private approach to the dwelling.

The location is undoubtedly one of the biggest selling points. Tucked away within beautiful countryside, the property would offer a peaceful and secluded feel whilst still remaining exceptionally convenient. There are endless walking and cycling routes virtually on the doorstep, with popular pubs and restaurants nearby. Horwich town centre, Middlebrook Retail Park, the M61 motorway and both Blackrod and Horwich Parkway train stations are all within easy reach.

The area is also well placed for a number of highly regarded local schools including Bolton School, Rivington & Blackrod High School and Blackrod Primary School.

Opportunities to create an individual home in such a desirable countryside setting are incredibly rare. Whether purchased by a developer or by someone looking to build their own long-term home, this is a fantastic opportunity to create something special in an outstanding location.
